A year ago, homes across this territory were pending in a median of 103.5 days. That was the twelve weeks ending August 31, 2025.
This period, the twelve weeks ending August 30, 2026, that number rose to 90 days. That is a meaningful shift in how long a seller waits and how much room a buyer gets to think before writing an offer.
It's tempting to read that as a market slowing everywhere in the same way. It didn't. Buckhead's median days to pending sat at 90 this period.

Madison told a different story on pace. Its median days to pending sat at 64.5 this period, one of the fastest in the territory.
Eatonton showed its own version of this story. There, median days on market moved to 76 this period, down from 99 in the same window a year earlier. That's a market clearing noticeably faster than it did last summer, even while the territory overall took longer to close deals than it did the summer before.
Price told a separate, more scattered story, and it started in Madison. Madison's median sale price rose 13.64% year over year, the only market in the territory to move that direction.
Buckhead moved the other way on price. Its median sale price fell 28.36% year over year.
Greensboro's median sale price fell 1.18% year over year, a far smaller move than the territory's other decliners.
Eatonton's median sale price fell 14.63% year over year. Madison was the outlier here, not the rule.
Madison's gain came with a catch. While its median sale price climbed, its average sale-to-list percentage fell 3.3 percentage points compared with a year earlier. Homes there are fetching more on paper, and sellers are giving up more ground to get the deal done.
Across the territory as a whole, 269 homes sold this period against 284 in the same window a year earlier. Inventory stood at 610 homes with 304 new listings arriving during the period.
What this means depends on where you sit. If you're selling in Buckhead, price for a buyer who has more time to compare options than they did last year. If you're watching Madison, a rising median doesn't mean every seller is getting full price at the table; expect more give on terms even as headline prices climb. If you're buying in Eatonton, don't assume you have room to wait; that market moved noticeably faster than it did last summer.
What we're watching next: whether Madison's price gain holds once more sales report, given the sale-to-list slippage sitting underneath it, and whether the territory's longer overall days-on-market figure keeps drifting toward Buckhead's pace or splits further from markets like Madison and Eatonton that are still moving quickly.
